A: We are not asking you to trust us blindly. Just check us out. We will earn your trust by helping you solve financial problems or other problems that may keep you from owning a home.
Q: My credit is really in the dumps, can you help me?
A: More than likely, we can help you clean up your credit. We have a legal company that handles the credit problems. They are very good with removing negative items off your credit report.
Q: How is it that you can solve problems when real estate agents can't?
A: Think of it this way. When you go to your family doctor and he/she can't find out what is wrong with you, he/she then refers you to a specialist. Well -- we are specialists. When it comes to unusual real estate situtations, most real estate agents can't solve the problem.
Because we are real estate specialists in dealing with difficult credit problems, small down payments, and other issues, we pride ourselves in finding solutions when others just throw up their hands.
Q: Is there something wrong with these houses you are trying to sell me?
A: No, there is nothing wrong with these houses. Just as we try to solve problems for people that want to own a home, we do the same for people that need to sell.
For example: some people get a job transfer, or maybe they get a divorce, or some other major problem, and they need to move on with their life quickly. They don't have time to list with a real estate agency or deal with the commission that they charge.
We are able to act quickly, so we can help these folks with their problem, and at the same time help you with your problem, and that is --- you want to own a new home.
Q: How does your Lease-Option Progam work?
A: When one of our homes come available you can move in immediately. Then, while you are enjoying the benefits of your new home, a portion of your monthly payment goes toward the option to purchase. Meanwhile, we have our legal company start to clean up your credit report.
When this is all accomplished, you will be eligible with our mortgage broker to finance with a new mortgage, using your accumulated option money as down payment. It's kind of like a forced savings plan.
Q: How does your Owner Financing Progam work?
A: When one of our homes come available you can move in immediately just like the Lease-Option Program. In the Owner Financing Program you will need about 3%-%5 down, and the balance we finance for 30 years.
There are no banks involved, so you do not have to qualify. Your credit can be in the dumps. All you need is the down payment and a good stable job.
If you do have credit problems, we can help you clean them up while you are in your new home. At some point in the future, you will want to refinance and through our Credit Restoration Program we can help you to do just that.
Q: How do you get paid for your services?
A: Much less than a real estate person who normaly gets 6%-7% commission. Our homes come in all different shapes and sizes as well as the people who sell us their homes. We do not have a set fee. Each home comes with different options or methods of purchasing. We actually don't charge an up front fee or processing fee or any fee. Much of our money is made when we purchase the home through the seller.
Q: Would you pay a referral fee if I was to find a home to purchase or client that needs a home?
A: The answer is you bet! As in any business, referrals are the key to remaining in business through "word of mouth".
